New Hotel Set to Break Ground in Steamboat Springs, CO 

Serac Capital Partner’s Marriott Hotel Development will be uniquely designed for Steamboat Springs

(June 27, 2024 – STEAMBOAT SPRINGS) Serac Capital Partners, LLC, a Houston-based real estate investment management firm, has announced a new hotel development slated to open before Summer 2026. The Marriott-Flagged hotel will be dual-branded and provide guests with the choice between a SpringHill Suites room and a TownePlace Suites room. The development will feature one hundred and eighty (180) hotel rooms, a resort-style pool, a bar and lounge area, and a full-service restaurant. The interior decorations are designed with a mountain town lodge motif and will incorporate local art. 

Located in the middle of town, the hotel will be close to both the Steamboat Ski Mountain and downtown Steamboat Springs. In addition to beautiful views of the ski mountain, guests will be within walking distance of a variety of quintessential local amenities including 16 restaurants, a grocery store, a liquor store, and the newly planned Gondola Transit Center. Wm. Roger Gregory, CEO of Serac Capital Partners and a 20-year part time resident of Steamboat Springs, stated, “Once completed, the new Gondola Transit Center will be the primary way to access the ski mountain, and it is at our front door. The hotel is purposefully designed to deliver guests an incredible experience with a full-service hotel look and feel, but at select-service prices that we believe will bring guests back season after season. 

“We are working hard to give the interior design of the hotel a local Steamboat feel,” said Ridley Goodpasture, VP of Investments at Serac Capital. “The bar and lobby areas of the hotel both have a unique Steamboat flare.” 

Construction financing was provided by Central Bank and Yampa Valley Bank, led by Scott Hovey and Ryan Van Ness respectively. In addition to the bank financing, a preferred equity investment was provided by EB5 Capital, led by Jon Mullen. EB5 Capital provides qualified foreign investors with opportunities to invest in job-creating commercial real estate projects under the United States Immigrant Investor Program (EB-5 Visa Program).

The Richardson Design Partnership is the architect on the project, Landmark Consultants Inc. is the civil engineer, and NGC Group is the general contractor.
